Landlord Services

At Alex Marks we offer 2 very simple services ‘Let Only’ or ‘Let & Managed’ with which we offer the following:

Let Only Service

  • We will provide you a free no obligation valuation
  • Once you instruct Alex Marks as your agent we need to confirm that there is a valid ‘Energy Performance Certificate’ in place before we can market the property and if not we can arrange for an assessor to conduct a survey,
  • Then the property will be photographed and put on all property portholes within 24 hours to optimise the level of enquiries.
  • When we receive enquiries from potential tenants we will vet them prior to viewing the property so that they are the right clients for you and your investment.
  • All viewings will be accompanied by one of our staff.
  • If a tenant(s) is interested we will obtain a holding deposit from them and then negotiate rent, requirements, move date etc. with yourself.
  • Once an offer has been agreed we will reference the tenants using a professional referencing agency.
  • When the tenants pass the references we get them to sign the Assured Shorthold Tenancy agreement and pay the outstanding balance of a 6 week security deposit and 1 months’ rent in advance (subject to change depending on the offer)
  • We are also be able to help you in obtaining a Periodic Gas Safe certificate which are legal documents that we need before tenants are allowed to move into the property.
  • We can also arrange inventory reports to take place by a 3rd party company which we recommend under the advice of the deposit companies.
  • Within 24 hours or generally on the day of the tenants move in, the landlord will be provided with the invoice, tenant’s details, signed contracts and any other relevant paperwork. Alex Marks Ltd will also transfer the deposit and any other balance of funds to the landlords designated bank account.

Our standard fee for this service is 12% inclusive of VAT (10% + VAT) however depending on the circumstance we are negotiable on this rate so please call us on 0207-078-7950 to discuss the options.

Contract Renewal

Towards the end of the initial tenancy we need to establish whether the tenants would like to renew the contract for an additional term or whether they will be vacating once the contract ends. So as part of this service we do the following:

  • 3 months before the tenancy is due to end we will serve the tenants a Section 21 notice (Legal Document) asking if they wish to renew the contract or leave the property at the end of the tenancy.
  • If the same tenants wish to renew their contract for a 2nd, 3rd, 4th ……. Year we will always try to get a rent increase to keep up with the current market and will be negotiated with yourself.
  • We will organise the tenants to sign a new Assured Shorthold Tenancy agreement.
  • Arrange for a Periodic Gas Safe certificate if the landlord wishes us to as they may have their own Gas Safe engineer.
  • If the tenants wish not to renew then we will discuss remarketing the property.

Our fee for this if you wish Alex Marks to help do your renewal is largely discounted and is generally about 60% of the original letting fee, if you wish to do your own renewals there is no fee payable.

Let & Managed

Here at Alex Marks we offer a full bespoke Property Management Service for those landlords who do not want the stress or have the time to deal with the day to day management of their property.

Our Management Department are here to look after any of the tenants & landlords needs such as:

  • Providing a 24 Hour Emergency Management Number
  • Professional Check-In & Check-Out inventories
  • Rent collection
  • Deposit Registration
  • Dealing with maintenance Issue’s from as small as changing fuses through to refurbishments
  • Organising all relevant annual certificates required by current legislation
  • Giving a helping hand or organising refurbishment works
  • Helping with insurance claims and freeholders queries

We have a carefully selected team of long standing, reliable and qualified tradesman that have worked with Alex Marks from day one so we know the quality of their work.

Our Management service costs 6% (5% +VAT) per month and is charged on a monthly basis taken from the collected rent so there are no large upfront fees.
